These Terms and Conditions apply to all bookings made directly with The Wyld Collective for accommodation at Tinkers Lodge, Keepers Cottage and any other accommodation operated by The Wyld Collective.
By making a booking, you confirm that you have read, understood and agreed to these Terms and Conditions.

Where these Terms refer to "we", "us", "our" or "The Wyld Collective", this means the accommodation provider named above.
Where these Terms refer to "you", "your" or "the Guest", this means the person making the booking and all members of their party.
2. Making a Booking
A booking is considered confirmed once you have completed the booking process, we have received any required deposit or payment, and we have issued a booking confirmation.
The person making the booking must be at least 18 years old and must have the authority to make the booking on behalf of all members of the party.
The person making the booking accepts responsibility for ensuring that all members of their party comply with these Terms and Conditions.
Bookings are for holiday and leisure purposes only.
The accommodation must not be used as a permanent residence, business premises or for any unlawful purpose.
3. Accuracy of Booking Information
You are responsible for ensuring that the information supplied when making your booking is accurate.
- Your name and contact details
- The number of guests
- The ages of children, where applicable
- Your arrival and departure dates
- Any accessibility requirements
- Any relevant information concerning pets
- Any special requirements communicated to us
You must notify us as soon as possible if any information changes.
4. Maximum Occupancy
The maximum number of guests permitted at each accommodation is stated at the time of booking.
Only the number of guests included in the booking may stay overnight unless we have agreed otherwise in writing.
Under no circumstances may the maximum occupancy of the accommodation be exceeded.
We reserve the right to refuse access to additional guests where doing so would exceed the permitted occupancy or compromise safety.
5. Children
Children are welcome where the accommodation has been advertised as suitable for children.
Parents or guardians remain responsible for supervising children at all times, particularly in relation to:
- Woodland areas
- Ponds, streams or natural water
- Hot tubs
- Saunas
- Steps and uneven ground
- Open fires
- Wood-burning appliances
- Outdoor areas
- Other potentially hazardous features
The accommodation and surrounding woodland are natural environments and may contain uneven surfaces, roots, rocks, slopes, insects and other natural hazards.
6. Arrival and Departure
Check-in is from 3:00pm on the day of arrival.
Check-out is by 11:00am on the day of departure.
Guests arriving before the agreed check-in time may not be able to access the accommodation or facilities.
Guests must leave the accommodation by the agreed check-out time unless a later departure has been agreed with us in advance.
Unauthorised late check-outs may result in an additional charge where they cause operational or cleaning costs.
7. Keys, Access Codes and Security
Where keys, key codes or electronic access systems are provided, these are for the booked guests only.
Guests must not share access codes with anyone who is not part of their booking.
Keys must be returned as instructed at the end of the stay.
Guests may be charged for reasonable costs arising from lost keys, replacement locks or other security measures required as a result of lost or misused access devices.
8. Accommodation and Facilities
We take great care to ensure that the accommodation, furniture, equipment and facilities are maintained to a high standard.
The photographs and descriptions on our website are intended to give a fair representation of the accommodation.
Because the accommodation is situated in a natural woodland environment, the surrounding landscape, planting, wildlife and views may change according to the season and weather.
We reserve the right to make reasonable changes to furnishings, décor, equipment or facilities where necessary for maintenance, safety or operational reasons, while endeavouring to maintain the character and quality of the accommodation.
9. Hot Tub & Sauna Safety
The hot tub and sauna are provided for the enjoyment of registered guests. Use of these facilities is entirely at your own risk.
If you have any health concerns, medical conditions, are pregnant, take medication that may affect your ability to tolerate heat, or have any doubt about whether the hot tub or sauna is suitable for you, please consult your doctor or another appropriately qualified medical professional before use.
Hot Tub
Guests must follow all hot-tub instructions provided at the accommodation.
- Children must be supervised by a responsible adult at all times.
- No glass is permitted in or around the hot tub.
- Guests must not use the hot tub while under the influence of alcohol or drugs.
- Guests should shower before entering the hot tub.
- Guests must not exceed the stated maximum capacity.
- Guests must not tamper with heating, filtration or water-treatment equipment.
- The hot-tub cover should be replaced when the hot tub is not in use.
- Any fault, damage or unusual condition must be reported immediately.
Hot tubs may occasionally be unavailable due to maintenance, water treatment, mechanical failure, extreme weather or circumstances outside our reasonable control.
Sauna
Where a sauna is provided, it must be used strictly in accordance with the instructions displayed at the accommodation.
- Use is entirely at your own risk.
- Children must be supervised by a responsible adult.
- Guests must observe the maximum occupancy.
- Guests must not use the sauna while under the influence of alcohol or drugs.
- Glass must not be taken into the sauna.
- Guests should remain properly hydrated.
- Guests should leave the sauna immediately if they feel unwell, dizzy, faint or uncomfortable.
- Guests must not alter the sauna controls beyond the instructions provided.
- Any fault or damage must be reported immediately.
Guests should take particular care with heat exposure and should avoid prolonged use. Children, pregnant guests and anyone with an underlying health condition should seek appropriate medical advice before using the sauna.
We reserve the right to restrict or suspend use of the hot tub or sauna where necessary for safety, maintenance, water quality, weather conditions or other operational reasons.
10. Wood-Burning Appliances, Fire Pits and Outdoor Fires
Where wood-burning facilities, fire pits, stoves or similar appliances are provided, guests must use them only in accordance with the instructions supplied.
Guests must not:
- Move fire pits or wood-burning appliances
- Burn inappropriate materials
- Leave fires unattended
- Use accelerants or flammable liquids
- Bring their own fuel unless expressly authorised
- Use outdoor fires where we have instructed that they must not be used
Outdoor fires may be prohibited or restricted during periods of particularly dry weather, high winds or elevated wildfire risk.
11. Woodland and Outdoor Areas
The accommodation is situated within a countryside and woodland environment.
Guests acknowledge that natural environments contain inherent hazards, including uneven ground, slopes, tree roots, branches, stones and gravel, insects and wildlife, mud and wet surfaces, weather-related hazards and reduced visibility after dark.
Guests should take appropriate care when moving around the site, particularly after dark or during wet, icy or windy conditions.
Children must be supervised.
Guests must not enter areas marked as private, restricted or unsafe.
12. Wildlife
The site is situated in a natural environment and guests may encounter wildlife.
Guests must not feed, chase, capture, interfere with or attempt to handle wild animals.
We cannot guarantee the presence or absence of any particular wildlife species.
13. Noise and Consideration for Others
We want The Wyld Collective to be a peaceful and relaxing environment.
Guests must behave considerately towards neighbouring properties, other guests, staff and local residents.
Loud music, parties, excessive noise, shouting or other disruptive behaviour is not permitted.
Unless otherwise stated, outdoor noise should be kept to a minimum after 9:00pm.
The accommodation must not be used for parties, celebrations or events without our prior written permission.
14. Parties, Events and Commercial Use
The accommodation is intended for private holiday stays.
Guests must not hold:
- Parties
- Weddings or receptions
- Events
- Commercial activities
- Photo shoots
- Filming
- Organised gatherings
- Other functions
without our prior written agreement.
15. Smoking, Vaping and Candles
Smoking & Vaping is strictly prohibited inside all accommodation.
Guests must dispose of smoking materials safely and must never discard cigarette ends in woodland, vegetation, gravel or other outdoor areas.
Candles, incense or naked flames may only be used where specifically provided or permitted by us.
Guests must never leave a naked flame unattended.
16. Pets
Dogs are welcome unless otherwise stated at the time of booking.
Where pets are permitted:
- The maximum number and type of pets must be declared when booking.
- Pets must be supervised at all times.
- Pets must not be allowed on beds or furniture.
- Guests must clean up after pets.
- Pets must not disturb neighbouring guests or wildlife.
- Pets must not be left unattended.
- Guests are responsible for any damage caused by their pet.
17. Cleanliness and Damage
We ask guests to treat the accommodation with the same care they would use in their own home.
Guests must leave the accommodation reasonably clean and tidy.
Guests are responsible for reporting accidental damage as soon as possible.
We will not charge guests for reasonable wear and tear.
Guests may, however, be responsible for reasonable costs arising from deliberate or negligent damage, excessive cleaning, missing items, misuse of equipment, damage caused by pets, smoking indoors, unauthorised guests or other breaches of these Terms.
We will provide reasonable information about any proposed charge and will not seek to recover costs that are unreasonable or disproportionate.
18. Breakages
Accidents happen. If you accidentally break or damage something, please tell us as soon as possible.
Our preference is always to resolve accidental damage reasonably and fairly rather than make a charge wherever the cost is minor.
Where an item requires replacement or specialist repair, we may seek to recover the reasonable cost from the person responsible.
19. Personal Belongings
Guests are responsible for their own belongings.
We recommend that valuable possessions are not left unattended.
We cannot accept responsibility for loss, theft or damage to personal belongings except where liability cannot lawfully be excluded or limited.
If you leave an item behind, please contact us as soon as possible. We may be able to arrange its return, with reasonable postage costs payable by the guest.
20. Parking and Vehicles
Vehicles must be parked only in designated areas.
Guests must comply with any parking instructions provided.
Guests should take care when driving on woodland, gravel or private tracks, particularly in poor weather.
21. Electricity, Water and Utilities
The accommodation may be located in a rural environment where utilities can occasionally be affected by circumstances outside our reasonable control.
Where an interruption occurs, we will take reasonable steps to restore the service as soon as reasonably practicable.
Guests must not interfere with electrical, plumbing, heating, water-treatment or other utility systems.
22. Wi-Fi and Internet
Where Wi-Fi is provided, it is provided as an additional convenience and not as an essential part of the accommodation unless expressly stated otherwise.
Guests must not use the internet connection for unlawful activity.
23. Accessibility and Mobility
Guests should carefully consider the description of the accommodation, access arrangements and surrounding terrain before booking.
The property is situated in a countryside and woodland environment and may include gravel, steps, uneven surfaces or other features that may affect accessibility.
Please contact us before booking if you have specific accessibility requirements so that we can provide accurate information about the accommodation.
24. Changes to a Booking
Requests to change a booking should be made in writing.
We will endeavour to accommodate reasonable requests, subject to availability.
A change of dates may be treated as a cancellation of the original booking and creation of a new booking where appropriate.
25. Cancellation by the Guest
Our cancellation policy will be clearly displayed at the time of booking and forms part of the booking contract.
Cancellation terms should be fair, transparent and proportionate. Nothing in these Terms is intended to remove or restrict your statutory consumer rights.
26. Cancellation by Us
We reserve the right to cancel a booking where circumstances make this necessary, including where the accommodation becomes unsafe, serious damage occurs, essential facilities become unavailable, there is a serious health and safety concern, circumstances outside our reasonable control prevent the stay from taking place, or the guest has seriously breached these Terms.
Where we cancel a booking for reasons within our responsibility, a full-refund will be issued.
27. Exceptional Circumstances
We are not responsible for failure or delay caused by circumstances beyond our reasonable control, including extreme weather, flooding, storms, wildfire, serious damage to the property, utility failures, major infrastructure failure, government restrictions, fire, natural disasters, road closures or other events which could not reasonably have been anticipated or prevented.
Where such circumstances affect a booking, we will communicate with affected guests and act reasonably and in accordance with applicable consumer law.
28. Our Responsibilities
We will provide the accommodation substantially as described at the time of booking and will provide services with reasonable care and skill.
Nothing in these Terms removes or restricts any legal rights that cannot lawfully be excluded.
29. Our Liability
Nothing in these Terms excludes or limits our liability for:
- Death or personal injury caused by our negligence
- Fraud or fraudulent misrepresentation
- Any breach of legal rights that cannot lawfully be excluded or limited
- Any other liability that cannot legally be excluded
Subject to the above, we are not responsible for loss or damage that was not reasonably foreseeable or was caused by the guest's own actions or negligence.
30. Health and Medical Conditions
Guests should consider whether the accommodation and facilities are suitable for their individual circumstances.
Particular care should be taken when using hot tubs, saunas, wood-burning appliances, outdoor fires and other facilities involving heat, water or physical exertion.
If you have any medical concerns regarding the use of these facilities, you should seek appropriate medical advice before using them.
31. Fire Safety
Fire safety is extremely important within our accommodation.
Guests must familiarise themselves with fire exits, emergency procedures, fire alarm arrangements, fire extinguishers and other safety equipment.
Guests must not interfere with smoke alarms, carbon monoxide alarms, fire extinguishers or other safety equipment.
All fire exits and escape routes must remain clear.
Because the accommodation is located in a woodland environment, guests must take particular care with fire and naked flames.
32. Gas, Electrical and Heating Equipment
Guests must use all appliances and heating equipment in accordance with the instructions provided.
Guests must not attempt to repair, modify or disconnect appliances.
Any suspected fault should be reported immediately.
33. Emergency Situations
In an emergency, guests should first contact the appropriate emergency service by calling 999 where necessary.
Guests should then contact us using the emergency contact details provided with their booking.
34. Complaints
We want you to have a wonderful stay.
If something isn't right, please tell us as soon as possible so that we have a reasonable opportunity to put it right during your stay.
35. Privacy and Personal Information
We collect, use and process your personal information in accordance with applicable UK data protection law, including the UK GDPR and Data Protection Act 2018. 36. Photography, Filming and Commercial Content
Guests must not undertake commercial photography, filming or content production at the property without prior written permission.
37. Website Information
We take reasonable care to ensure that information published on our website is accurate and up to date.
However, photographs, descriptions, measurements and illustrations are intended as a guide and may not represent the accommodation in every respect at every point in time.
Seasonal planting, weather, wildlife, surrounding vegetation and views may naturally change.
38. Promotional Offers and Discounts
Any promotional offer will be subject to the specific terms stated at the time the offer is advertised.
- Promotional discounts cannot be exchanged for cash.
- Only one promotional discount may be applied to a booking unless stated otherwise.
- Discounts cannot be applied retrospectively to existing bookings.
- Promotional offers may be withdrawn once the stated booking period has ended.
39. Gift Vouchers
Where gift vouchers are offered, they will be subject to the specific terms supplied with the voucher.
40. Governing Law
These Terms and Conditions are governed by the laws of England and Wales, unless mandatory local law requires otherwise.
The courts of England and Wales will have jurisdiction in relation to disputes, subject to any rights you may have as a consumer under applicable law.
41. Changes to These Terms
We may update these Terms from time to time to reflect changes to our accommodation, facilities, legal requirements or business operations.
The Terms that apply to your booking are those in force at the time your booking is made, unless a subsequent change is required by law.
42. Severability
If any provision of these Terms is found to be unlawful, invalid or unenforceable, that provision will be removed or modified only to the extent necessary.
The remaining provisions will continue to apply.
43. Your Statutory Rights
Nothing in these Terms affects your statutory rights as a consumer.
Where there is any conflict between these Terms and a mandatory legal right, the relevant legal right will prevail.
